Pipe_Dreamtm.sit_.hqx is a DiskCopy 4.2 disk image of the original floppy.
I also scanned and uploaded the manual, Reference Card and pictures of the original box.

"Sort of" classic Macs. Some years ago, while a german Mac magazine described Mini vMac, they asked this: "So, here comes the question, what is this about: emulating a classic Mac in a classic Mac?" without reading the readme file included in the app package, which described the problem: 9" software won't run on 12"/13" screens...

Run Mini vMac in OS 9 and run Pipe Dream within that. That's what I do for older software; it's much less likely to crash.
